What makes the Sutherland Shire different for HVAC marketing?
It is established and owner-occupied. In the 2021 Census, 36.4% of Shire homes were owned outright and only 22.3% were rented, against 27.8% and 35.9% across Greater Sydney. That is a replacement and upgrade market: people who plan to stay, living with a system they have outgrown.

The Shire is mostly established suburbs rather than new estates. The work is in the homes already there: tired wall splits, older ducted, gas heaters on the way out, and renovations where the owner wants the aircon done properly this time.
How hot does the Sutherland Shire get?
It depends which end. The coastal Shire behaves like Sydney Airport, which averages 26.8°C in January and 25.3 days a year at 30°C or more. Out west near Menai, Holsworthy Aerodrome averages 29.2°C and 48.7 such days. That is nearly double the hot days inside one council area.

Holsworthy has a short record and Lucas Heights an old one, so treat both as a guide. We have not found a current long-running Bureau station inside the Shire itself. The direction is still clear: the further west and inland you go, the more cooling days.
Who buys what in the Sutherland Shire?
Owners of established houses buy ducted replacements and multi-head upgrades. Townhouse owners, 13.9% of homes in 2021, often suit multi-head. Coastal unit owners buy splits under strata rules. The western suburbs, Menai, Bangor and Engadine, lean more towards whole-home cooling because they get more heat.

How would we run Meta and Google ads in the Sutherland Shire?
The Shire is almost a closed area, bounded by water and national park, so a radius from your depot covers it cleanly. We would run Meta and Google Search together, with two offers: whole-home cooling for the western Shire and ducted replacement for the established middle and coast. All enquiries go through the six-question qualifier.
Our plan:
- One radius, two ad sets. Western Shire for heat and whole-home systems. Middle and coastal Shire for replacement and multi-head.
- Replacement angle. "Still running a split in every room, or ducted from 2008? Replace it with one whole-home reverse cycle system, NSW discount applied on the quote where eligible." We never advertise single-room splits.
- Reverse cycle heating in the cool months. The Shire's coast has a real heating season, which suits our Off-Peak Fill module.
- Google Search. The same suburbs, bidding on ducted and replacement searches such as "ducted air con replacement Sutherland Shire", plus breakdown searches when a hot week kills an old system. The $4,000 minimum starts at Meta $2,500 and Google $1,500, and flips to Google $2,500 and Meta $1,500 from December to February, because people search when systems break. - Speed. An SMS and call inside 60 seconds. Shire homeowners ring around, and a fast reply is your best chance of being the installer who books the visit.

How many booked quotes does it take to win work in the Shire?
Fewer than most installers think, if they are qualified. On our planning numbers, about 35 enquiries become about 21 qualified and about 12 to 13 booked quotes. At the 30% close rate we plan with, that is about 3 to 4 jobs. We have no Shire client data yet.
Worked example: from Meta and Google spend to jobs in the Shire (planning assumptions)
Ad spend: $2,500 Meta + $1,500 Google = $4,000
$4,000 ÷ $100 to $130 assumed blended cost per enquiry = about 35 enquiries
35 × 60% qualifier pass rate = about 21 qualified
21 × 60% book = about 12 to 13 booked quotes in the diary
12.5 × 30% close rate = about 3 to 4 jobs
Break-even on $7,000 all-in ($3,000 fee + $4,000 spend): $7,000 ÷ about $3,500 gross profit = about 2 ducted jobs a month

Does the NSW ESS discount matter in the Shire?
Yes, more than in most regions. The NSW Energy Savings Scheme gives eligible households an upfront discount on the quote, indicatively up to $550 for a new 6kW system and up to $560 replacing an old unit with a 6kW split. There is no closing date. Established homes with ageing units are its natural audience.
The NSW page is clear that the discount comes through installers who offer it and that homes with an efficient system already may not qualify, so the ad has to say "where eligible". Our guide to the NSW discount for installers covers the wording.
How do Shire homeowners search?
They search locally: air conditioning Miranda, aircon installer Cronulla, ducted air con replacement Sutherland Shire, split system Menai. We have not pulled keyword volumes for this page, so we will not quote any. Shire buyers tend to stay inside the Shire, so suburb and area names matter in ads.
We would use "the Shire" in copy because locals do, name the actual suburb on each landing page, and target Google Search by suburb so a Menai search sees a Menai page. Meta reaches the same owners before they start searching.
Is the Sutherland Shire open?
