What makes the Northern Beaches different for HVAC marketing?
Three things: milder summers, a contained geography and a housing mix split between beachfront units and plateau family homes. Cooling alone will not carry a campaign here. Reverse cycle heating, comfort all year and quality of install do more of the work than a heatwave does.
The Bureau of Meteorology's Terrey Hills station, on the plateau behind the Beaches, averages 26.6°C in January and 23.0 days a year at 30°C or more. Penrith Lakes, out west, averages 30.8°C and 71.2 such days.

Terrey Hills sits inland from the beaches, so the beachfront suburbs are likely milder again in summer, but we have not found a current Bureau station on the beachfront to prove it. We would rather say that than make up a number.
What kind of homes are on the Northern Beaches?
A mix. In the 2021 Census, 57.3% of Northern Beaches homes were separate houses and 33.4% were flats or apartments, very close to the Greater Sydney split of 55.8% and 30.7%. Ownership is high: 34.8% owned outright and only 26.9% rented, against 35.9% rented across Greater Sydney.

On the ground, that splits roughly by geography. The beachfront strip from Manly through Dee Why, Collaroy and Narrabeen has more units and older low-rise blocks. The plateau suburbs, Frenchs Forest, Belrose, Forestville, have more detached family homes. The northern end, Mona Vale, Newport and Avalon Beach, has larger houses on bigger, often sloping blocks.
Who buys what on the Northern Beaches?
Plateau family homes buy ducted and multi-head. Beachfront unit owners buy splits, subject to strata. Larger homes in the northern suburbs often suit multi-head, where a sloping block, a split-level layout or a limited roof space makes ducting harder. Reverse cycle heating is part of almost every sale here.
- Plateau houses (Frenchs Forest, Belrose, Forestville). Ducted and zoning, often replacing an older system or a gas heater.
- Northern suburbs houses (Mona Vale, Newport, Avalon Beach). Multi-head and ducted, with coastal placement of the outdoor unit as a real part of the quote.
- Beachfront units (Manly, Freshwater, Dee Why, Collaroy). Splits and owners corporation approval. Lower value per quote.
How would we run Meta and Google ads on the Northern Beaches?
The Beaches is a closed peninsula, so targeting is tight and spend stays local. We would run Meta and Google Search together, with a heating-and-cooling offer rather than a cooling-only one, aimed at the plateau and northern suburbs for ducted and whole-home multi-head. The unit strip stays out: we never advertise single-room splits.
Our Northern Beaches plan:
- Tight radius. The Beaches, and only the Beaches. Your vans are not crossing the Spit Bridge for a split quote.
- All-year offer. "One reverse cycle system for summer and winter, free in-home assessment." It works in May as well as December, which suits our Off-Peak Fill module for the cooler months.
- Coastal angle. Placement and protection of the outdoor unit near salt air, shown in the ad and explained on the page.
- Google Search alongside. The same suburbs, bidding on ducted, reverse cycle and replacement searches such as "ducted air con Frenchs Forest", plus breakdown searches in a heatwave. No single-room split searches.
- Seasonal split. The $4,000 minimum starts at Meta $2,500 and Google $1,500. From December to February it flips to Google $2,500 and Meta $1,500, because people search when systems break. In the cool months it goes back to Meta-heavy.
- Qualifier first. Property type and ownership screen out most rented units before anyone books a visit.

What would a booked quote cost on the Northern Beaches?
On our planning numbers, about $550 all-in and about $320 in ad spend alone. We have no Northern Beaches client data yet, so these are assumptions. A contained area can help cost per enquiry, a smaller pool can hurt it, and the weekly report shows which within weeks.
Worked example: cost per booked quote on the Beaches (planning assumptions)
Ad spend: $2,500 Meta + $1,500 Google = $4,000
$4,000 ÷ $100 to $130 assumed blended cost per enquiry = about 35 enquiries
About 60% pass the qualifier = about 21 qualified
About 60% book = about 12 to 13 booked quotes
Ad cost per booked quote: $4,000 ÷ 12.5 = about $320
All-in: ($3,000 fee + $4,000 spend) ÷ 12.5 = about $550
Break-even: $7,000 ÷ about $3,500 gross profit per ducted job = about 2 ducted jobs a month
A booked quote is a qualified homeowner booked in for an in-home quote, in your diary, with a time. On a ducted or large multi-head job, a $550 booked quote is cheap. On a single split it is not, which is why the qualifier matters so much in a region with a third of homes in units.
Does the NSW ESS discount matter on the Northern Beaches?
Yes, especially for replacement work. The NSW Energy Savings Scheme gives eligible households an upfront discount on the quote, indicatively up to $550 for a new 6kW system and up to $560 replacing an old unit with a 6kW split. There is no closing date. It pairs well with a heating offer.

How do Northern Beaches homeowners search?
They search by suburb and by need: air conditioning Dee Why, ducted air con Frenchs Forest, reverse cycle heating Mona Vale, split system installer Northern Beaches. We have not pulled keyword volumes for this page, so we will not quote any. Expect a steadier year than the west, with heating searches in the cool months.
That steadier pattern suits Meta, which gives homeowners a reason to book in autumn and spring too. Google Search covers the other side: the owner whose old system gives out in a hot week searches, and we want you at the top with a reply inside 60 seconds. We do not bid on the split system searches.
Is the Northern Beaches open?
