It is tempting to treat Newcastle as "regional NSW" and run a Sydney campaign with the city name swapped. That misses how different the Hunter is suburb by suburb. Merewether gets the sea breeze. Rutherford does not.
Why is HVAC marketing in Newcastle different from Sydney?
Because the region runs from a mild coast to a hot, frosty inland in a short drive, and the housing shifts with it. Nobbys averages about 15 days a year at 30°C or more. Cessnock averages about 65, plus 25 frosty nights. A single campaign cannot speak to both, so we build separate clusters.
| BOM long-term averages | Nobbys (coast) | Williamtown | Cessnock (inland) |
|---|---|---|---|
| January mean maximum | 25.6°C | 28.3°C | 30.4°C |
| Days per year at 30°C or more | 14.9 | 40.8 | 65.4 |
| Days per year at 35°C or more | 3.5 | 10.1 | 19.4 |
| July mean minimum | 8.5°C | 6.5°C | 4.6°C |
| Days per year at 2°C or less | 0.0 | 3.5 | 25.0 |

Maitland sits between Williamtown and Cessnock. We would not quote a Maitland figure we have not seen, but its homeowners live much closer to the inland pattern than to the beach.
What housing do Newcastle and Lake Macquarie installers work in?
Mostly freestanding houses, with more renters in the city. The 2021 Census shows Lake Macquarie at 85.2% separate houses and only 23.2% renting. Newcastle LGA is 69.0% separate houses with 36.6% renting. Lake Macquarie is owner-occupied ducted country; the inner city has more terraces, units and tenants.
| 2021 Census | Newcastle LGA | Lake Macquarie LGA | NSW |
|---|---|---|---|
| Separate house | 69.0% | 85.2% | 65.6% |
| Semi, terrace or townhouse | 16.2% | 9.7% | 11.7% |
| Flat or apartment | 14.2% | 4.4% | 21.7% |
| Owned outright | 29.2% | 37.1% | 31.5% |
| Rented | 36.6% | 23.2% | 32.6% |

What do Hunter homeowners buy?
Ducted reverse cycle in the lake suburbs and the Maitland growth areas, splits and multi-head in the older inner suburbs. A four-bedroom house in Warners Bay or Thornton suits ducted. A narrow workers' cottage in Hamilton or a terrace near Cooks Hill is usually a multi-head or a couple of splits.
- Lake Macquarie (Charlestown, Cardiff, Warners Bay, Belmont, Toronto): ducted, sold with a free in-home heat-load assessment. A heat-load assessment is the site visit where the installer sizes the system from the actual rooms, glazing and insulation.
- Maitland (Maitland, East Maitland, Thornton, Rutherford): ducted sold as heating and cooling. With inland frosts, winter is not a dead season here.
- Newcastle city (Merewether, Hamilton, Adamstown, Kotara, Wallsend): whole-home multi-head and ducted replacement where the house allows it, with a firm ownership filter because more than a third of households rent. We never advertise single-room splits, here or anywhere.
How would we run Meta and Google ads in Newcastle?
Three clusters, Meta and Google Search in each, with its own suburb-matched landing page and ducted-first offer. Every enquiry answers six questions before it reaches your diary, then gets an SMS and a call inside 60 seconds. If a homeowner enquires with two installers, the one who replies first has the best shot at the site visit.
That speed is the whole point of speed to lead: the first installer to reply gets the site visit. The practical choices for the Hunter:
- Targeting. Suburb lists by cluster rather than one radius from the CBD. A radius big enough to reach Rutherford also reaches places you may not service.
- Seasonality. Cooling offers from late spring. The $4,000 minimum starts at Meta $2,500 and Google $1,500, and flips to Google $2,500 and Meta $1,500 from December to February, because people search when systems break. From May, Off-Peak Fill runs heating-led Meta offers in the Maitland and lake clusters, where July nights average below 7°C at Williamtown and below 5°C at Cessnock.
- Channel mix. We run both. Meta creates demand from homeowners thinking about ducted before they search, which matters in a smaller market. Google Search catches people searching now: ducted and replacement searches by suburb, "ducted air conditioning Warners Bay", and breakdown searches when an old system dies in a hot week. No single-room split searches. Our breakdown of Google Ads vs Facebook ads for HVAC covers what each does.
The full system is on the HVAC lead generation page, the Search build on Google Ads for HVAC, and the reply and follow-up side on HVAC CRM automation.
Worked example: what one month's quotes could be worth (planning assumptions, not results)
Planning funnel at $4,000 combined spend ($2,500 Meta + $1,500 Google): $4,000 ÷ $100 to $130 blended cost per enquiry = about 35 enquiries, 60% qualify = about 21, 60% book = about 12 booked quotes.
Assume a lake and Maitland heavy mix: 8 ducted quotes, 4 multi-head or split quotes.
Ducted: 8 × $800 to $1,800 expected gross profit = $6,400 to $14,400
Multi-head or split: 4 × $200 to $550 expected gross profit = $800 to $2,200
Total expected gross profit: $7,200 to $16,600
All-in cost: $3,000 fee + $4,000 ad spend = $7,000
Break-even: $7,000 ÷ about $3,500 gross profit per ducted job = about 2 ducted jobs a month
These use our Sydney planning ranges. Hunter install prices may be lower, so we would swap in your average job value on the audit call.
Does the NSW ESS discount help Newcastle installers?
Yes. The Energy Savings Scheme discount applies across NSW and is taken off the quote upfront, not claimed later. Energy NSW lists it as indicative up to $550 for a new 6kW system and up to $560 when replacing an old unit with a 6kW split, with no current closing date.
On council rules, City of Newcastle says most units can be exempt development if they meet the state standards, and advises keeping condensers away from neighbours' bedroom and living room windows. Worth a line on the landing page: owners want to know the unit will not start a fight next door.
Is the Newcastle territory available?
Yes, it is open. One HVAC client per service line per area. We have no clients yet, in the Hunter or in Sydney, so there are no local results to show. We will publish dated case studies from client diaries once we have them, not before.
