What makes the North Shore different for HVAC marketing?
It is two markets. The upper North Shore, in Ku-ring-gai and Hornsby, is large, owned houses. The lower North Shore, in Willoughby and Lane Cove, is nearly half apartments. A ducted installer should spend almost all of their budget on the first. The second is mostly split work, and we never advertise single-room splits.
| 2021 Census, occupied dwellings | Ku-ring-gai | Hornsby | Willoughby | Lane Cove |
|---|---|---|---|---|
| Separate house | 68.6% | 69.5% | 44.7% | 37.8% |
| Flat or apartment | 27.1% | 21.9% | 47.1% | 56.7% |
| 4 or more bedrooms | 52.6% | 46.2% | 27.9% | 25.1% |
| Owned outright | 40.2% | 33.9% | 31.7% | 27.8% |
| Rented | 19.8% | 23.1% | 38.4% | 37.2% |

Ku-ring-gai's 40.2% of homes owned outright is the highest share of any council area we have looked at for these pages. Those buyers are not waiting on finance approval. They are comparing installers on trust, workmanship and how little mess you leave.
How hot does the North Shore get?
Milder than the west. Riverview Observatory, near Lane Cove, averages 26.5°C in January and 25.6 days a year at 30°C or more. Penrith Lakes averages 30.8°C and 71.2 days. The North Shore still gets real heat, but fewer days of it, and winters are cool enough to sell heating.
| BOM station | Record used | Mean Jan max | Days ≥ 30°C a year | Days ≥ 35°C a year |
|---|---|---|---|---|
| Riverview Observatory | Jan max 1909 to 2014, days 1962 to 2015 | 26.5°C | 25.6 | 4.3 |
| Macquarie Park (Willandra Village) | 1971 to 1995 | 27.5°C | 27.3 | 6.7 |
| Penrith Lakes AWS | 1995 to 2026 | 30.8°C | 71.2 | 21.8 |
Both North Shore stations are older records, and the Bureau has no current long-running station on the upper North Shore, so we use them as a guide, not a precise figure for Wahroonga. The gap with the west is still plain.
What that means for your ads: fewer "it's 40 degrees, help" enquiries, more planned upgrades. Reverse cycle heating is a genuine second season here, which makes a ducted or multi-head system an all-year sell.
Who buys what on the North Shore?
Upper North Shore house owners buy ducted and multi-head, often as a replacement or as part of a renovation. Lower North Shore apartment owners buy splits, subject to strata. Older federation and inter-war homes are the awkward middle: some take ducted well, some suit multi-head better.
- Upper North Shore houses (Gordon, Pymble, St Ives, Turramurra, Wahroonga). Large homes, high ownership. Ducted replacement, zoning, and new ducted in renovations.
- Federation and inter-war homes (Roseville, Lindfield, Killara, parts of Chatswood and Willoughby). Tight or low roof spaces and period ceilings. Multi-head is often the better answer, and a heat-load assessment settles it.
- Apartments (Chatswood, St Leonards fringe, Lane Cove). Splits, balcony condensers and owners corporation sign-off. Lower value per quote.
How would we run Meta and Google ads on the North Shore?
We would run Meta and Google Search on the house suburbs, lead with a free in-home assessment rather than a discount, and run ducted and whole-home multi-head as separate offers. The apartment cores are excluded. The qualifier asks property type first, so apartment enquiries get a split price, not a site visit.
Our North Shore plan:
- Radius and exclusions. Follow your vans along the Pacific Highway corridor. Exclude the high-density pockets from the ducted campaign.
- Offer 1, ducted: free in-home heat-load assessment, zoning explained, dated install slots.
- Offer 2, multi-head for older homes: "no ceiling vents, one outdoor unit, a head in each room that needs it."
- Creative: real installs, tidy work, the installer's face. Buyers here are paying for care, so the ad has to look like it.
- Google Search: the same house suburbs, bidding on ducted, multi-head and replacement searches such as "ducted air conditioning Wahroonga", plus breakdown searches in a heatwave. We do not bid on single-room split searches.
- Seasonal split: the $4,000 minimum starts at Meta $2,500 and Google $1,500, and flips to Google $2,500 and Meta $1,500 from December to February, because people search when systems break.
The six questions we filter on are set out in how to qualify air conditioning leads. The ad and page system is on our air conditioning marketing page.
Why not chase split systems in Chatswood and Lane Cove?
Because the maths does not work for a 3 to 12 van ducted business, and we never advertise single-room splits. On our planning numbers, a booked split quote is worth $200 to $550 of expected gross profit. A booked ducted quote is worth $800 to $1,800. Same drive, same hour in the lounge room.
Worked example: 10 booked quotes, split vs ducted (planning assumptions)
10 booked split quotes × $200 to $550 expected gross profit = $2,000 to $5,500
10 booked ducted quotes × $800 to $1,800 expected gross profit = $8,000 to $18,000
Difference: $6,000 to $12,500 for the same number of site visits
That is why a North Shore campaign for a ducted installer targets houses. Split enquiries still come in. They never route to Priority in the qualifier, and the system sends them a price and a booking link instead of a site visit.
Worked example: what a North Shore month has to cover (planning assumptions)
Ad spend: $2,500 Meta + $1,500 Google = $4,000
$4,000 ÷ $100 to $130 assumed blended cost per enquiry = about 35 enquiries, 60% qualify = about 21, 60% book = about 12 to 13 booked quotes
All-in: ($3,000 fee + $4,000 spend) ÷ 12.5 = about $550 per booked quote
Break-even: $7,000 ÷ about $3,500 gross profit per ducted job = about 2 ducted jobs a month
Does the NSW ESS discount matter on the North Shore?
It helps on replacement jobs. The NSW Energy Savings Scheme gives eligible households an upfront discount on the quote, indicatively up to $550 for a new 6kW system and up to $560 replacing an old unit with a 6kW split. There is no closing date. It is a supporting line here, not the headline.
North Shore buyers respond to quality more than to a few hundred dollars off. We would mention the discount on the landing page and in the quote, and lead the ad with the assessment. The NSW page notes homes that already have an efficient system may not be eligible. More on wording in our guide to the NSW air conditioner discount.
How do North Shore homeowners search?
They search by system, suburb and brand: ducted air conditioning Wahroonga, multi-head split Lindfield, air conditioning installer Chatswood. We have not pulled keyword volumes for this page, so we will not quote any. What we expect is a longer research cycle, more quote comparisons and more questions before booking.
That favours running both channels: Meta puts a clear offer and a real installer in front of the owner early, Google Search puts you at the top when they start comparing, and the system books a visit fast when they put their hand up. How we build the Search side is on Google Ads for HVAC.
Is the North Shore open?
Yes. We have no HVAC client on the North Shore yet. We take one HVAC client per service line per area, first come. See all seven regions on the Sydney HVAC marketing page.
